How do you remove this eyesore and win the property back, as an impulse for a prosperous and lively city center?

The current situation
The location, in the middle of the city center of the district Essen-Borbeck, a few steps from the pedestrian zone, between the pedestrian zone and the main thoroughfare, the Borbecker Straße, currently used as a fallow, ugly parking garage, a gray, neglected concrete block, an eyesore in the middle of the city, on a plot of only 2,500 square meters, enclosed by streets, quasi an island in the city.
The obvious question: How do you remove this eyesore and win back the property as an impulse for a prosperous and lively city center?

The plan
Complete demolition, on the ground floor uses for retail, service and gastronomy and in the 5 floors above a senior citizens' housing complex, assisted living with day care and other service facilities.
In addition, parking, in the basement in an underground car park, about 60 car parking spaces for residential use and a parking deck for trade, due to the topography and for convenient accessibility, parking is arranged above the commercial floor with about 60 car parking spaces.
With regard to the lower street level of Borbecker Straße, the building has 7 floors, making it a striking high point on Borbecker Straße, which, however, fits well into the urban fabric, as there are already up to 9-storey buildings in the immediate vicinity.

Use and architecture
As far as the use is concerned, living in the city, i.e. especially older citizens in the middle of the city to make an offer to participate in the inner city life and offer with short distances.
Special emphasis is placed on architecture, classic architecture of modern architecture and – through facades and green roofs – an impulse for the improvement of the inner-city climate.
